  • Rent management

    This application manages rent, service charges and other accounts. It provides features to simplify the process of financial control, and complies with government initiatives, such as rent restructuring and Supporting People regimes. The system enables a wide diversity of charging mechanisms across your housing stock, including different debit cycles, rent-free periods and calculation methods. It also offers a full range of financial controls and comprehensive audit trails. You can create, print and view applications for rent registration, chase progress and record the result of the officers’ decisions.
  • Arrears Management

    details

    Arrears Management from Capita Housing allows you to take early and effective action recovering tenant debts and other debts. Housing organisations can effective and efficiently monitor tenancy rent accounts, former tenant debts, garage accounts and service charge accounts. The system identifies arrears cases and prompts actions according to your own policies. It reduces the administration overheads of managing low-level arrears. Officers can download their arrears actions directly into a handheld device, whether they are conducting home visits, working from home or remote locations. Arrears Management includes an SMS text service so tenants can be sent reminders, asked to contact the recovery team or even pay by mobile phone.
  • Service charge management

    details

    The Capita Housing application for effective service charge management takes estimated or actual costs and apportions them across flexibly linked groups of properties. These costs can be invoices from external providers or part of planned and responsive maintenance programmes. You can specify the type of documentation produced and apply costs to individual accounts on approval, or following adjustment to take account of disputed charges. Service charges may be applied to individual tenant accounts, or to leasehold accounts established and maintained within our Rent Management application.
  • Right to Buy

    details

    Capita Housing’s application supporting the Right to Buy automates applications to purchase properties under the Right to Buy scheme (or Right to Acquire for housing associations). You can define all steps from receipt through to the eventual completion or withdrawal of the sale. Data is easily captured; including claims for discounts based on current and former tenancies, improvements carried out by the tenant and any former discounts. The system is fully integrated with property databases providing full access to property and tenancy details. Users are warned when properties are subject to a Right to Buy application. Completion of a sale automatically ends the tenancy and updates the property record to remove it from the debit roll. Discounts are automatically calculated.
